The distinction that matters is between the tile and the grout. Glazed tile is non-porous and comes clean easily — a mop will do it. Grout is cement-based and porous, so it absorbs the greasy, gritty water a mop pushes across it. That water dries in the grout line and the residue stays. Repeat it weekly for a few years and the grout darkens in the traffic lanes while the tile beside it still looks fine. That contrast is what people are actually looking at when they decide a floor needs doing.

Preparation and inspection
The floor is cleared and dry-vacuumed to lift loose grit, and the grout is checked for cracking, missing sections or previous sealer. Anything that will not come out is pointed out before we start, not after.
Alkaline dwell
A pH 9–10 alkaline pre-spray is applied and left to dwell, breaking the bond between the soil and the cement. Dwell time is the part most DIY attempts skip, and it is the part that does the work.
Agitation
A counter-rotating brush works the solution into the grout line. Grout sits below the tile face, so without mechanical agitation a flat cleaning head passes straight over the soil that matters.
Pressure rinse and extraction
A 220°F rinse at up to 500 PSI flushes the grout line while a vacuum recovers the water, followed by a pH 3–5 acid rinse so no alkaline residue is left to attract new soil.
The acid rinse matters more on grout than it does on carpet. Alkaline residue left in a porous grout line is a tacky film sitting in a channel that already collects dirt, so a floor cleaned without a proper rinse re-soils faster than it did before it was cleaned. That is the usual reason a floor looks good for three weeks and then looks worse than it started.

How long does tile & grout cleaning take, start to dry?
A typical residential tile floor takes 1 to 3 hours to clean and is walkable again 2 to 4 hours after we finish. Truck-mounted extraction recovers most of the rinse water, which is why the floor is not left wet the way a mopped floor is.
The cleaning time depends on area and on how much dwell the grout needs. A bathroom is often under an hour; a large kitchen, hallway and utility run together is closer to three. Heavily discoloured grout that needs a second pass adds time rather than changing the method.
The 2 to 4 hour figure is for truck-mounted equipment. A rental machine or a portable unit recovers far less water, and floors cleaned that way commonly stay damp for 6 to 12 hours. On tile that matters twice over: a wet tile floor is a slip risk, and water left sitting in a grout line is exactly the condition you were trying to remove.
