Floor and surface care for Maryland homes and businesses
Xtreme Cleans is a family-owned Maryland floor and surface care company — carpet, upholstery and rugs on the soft side, tile and grout on the hard. We quote homeowners and commercial property managers across 12 counties, using the same crews and the same truck-mounted equipment for both. Carpet dries in 2 to 4 hours. Homes start at $199 for 3 areas; commercial work is quoted per square foot after a walkthrough, with no job minimum.
Homes and commercial property — priced differently
The work is the same standard either way. What changes is how a job is measured and quoted, so the two are separated rather than averaged into one misleading number.
Residential
Priced by area rather than by the square foot, so you know the figure before anyone arrives. Send your details through the quote form or call, and a written price comes back the same working day, with no obligation.
- 2–4 hour drying time, not overnight
- Green Seal GS-37 certified chemistry — safe around children and pets
- No long-term contract, ever
Commercial
Priced per square foot after a walkthrough, scheduled around your opening hours. We have worked in over 900 buildings, including national retail estates. See commercial carpet cleaning for how quotes work, scheduling and coverage.
- Truck-mounted extraction at 220°F, up to 500 PSI
- Out-of-hours and phased scheduling
- Read our capability statement and past performance

Soft surfaces and hard surfaces
Two groups of work with genuinely different methods. Soft surfaces are about fiber, soil and drying time. Hard surfaces are about the porous grout line and how it is rinsed and dried.
Soft surfaces
Hot water extraction · 2–4 hour dryingCarpet cleaning
Truck-mounted hot water extraction: an alkaline pre-spray to break down soil, then a heated rinse under vacuum that pulls the soil and the solution back out.
Carpet cleaning in MarylandUpholstery cleaning
Armchairs, dining seats, ottomans and headboards in synthetic fabrics — polyester, microfiber, olefin, nylon and synthetic blends. Fabric is checked before anything is applied.
Upholstery cleaning in MarylandCouch and sofa cleaning
Couches, loveseats and sectionals priced per piece rather than by the hour, so the figure quoted before the visit is the figure you pay. Cushions, arms, back and the deck beneath are all cleaned.
Couch cleaning in MarylandRugs and stairs
Area rugs and stairs cleaned in the home as part of a visit, using the same extraction process with the equipment and dwell time adjusted to the construction.

Pressure rinse · we do not seal groutTile and grout cleaning
Grout is porous, so mopping pushes soil into it rather than lifting it out. A dedicated alkaline dwell and a high-pressure rinse pull it back out of the grout line, floor tile or splashback.
Tile and grout cleaning in MarylandCommercial hard floors
Hard floor care for offices, retail units, schools and medical premises, scoped at a walkthrough so the finish and the traffic level decide the method rather than a price list.
See our commercial capabilityWhat we clean — and what we don't
Plenty of cleaners will take any booking and work it out on the day. We would rather tell you now, so nobody pays for a call-out that ends in an apology.
Fabrics we clean
- Polyester
- Microfiber
- Olefin (polypropylene)
- Nylon
- Most synthetic blends
Synthetics tolerate the heat and the alkaline pre-spray that make hot water extraction work.
Fabrics we do not clean
- Leather and faux leather
- Wool
- Linen
- Silk
- Velvet
- Viscose, rayon, acetate and triacetate
Natural and delicate fibers shrink, bleed or crush under a pH 9–10 pre-spray and 220°F water. Rather than risk your furniture, we will say no and point you to a specialist.
Our simple 4-step process
The same four steps on every soft-surface job, residential or commercial.
Pre-inspection
We walk the job with you, identify the fiber, test for colorfastness and point out anything that will not fully come out before we start — not afterward.
Powerful pre-treatment
An alkaline enzyme pre-spray at pH 9–10 is applied and left to dwell, breaking the bond between the soil and the fiber so the extraction can lift it.
Hot water extraction
Truck-mounted equipment rinses at 220°F and up to 500 PSI with more than 150 inches of vacuum lift, followed by an acid rinse at pH 3–5 so no sticky residue is left to attract new soil.
Final groom and deodorize
The pile is groomed to dry evenly, deodorizer is applied where it is needed, and air movers go down so you are back on the carpet in 2–4 hours.
Pricing you can see before you call
