You tell us what’s going on

Rooms, stairs, a pet accident, a sofa that’s seen better days. Photos help but aren’t essential.

We give you a real price

All-inclusive — equipment, labor, rinse chemistry, light furniture moving and drying. If something can’t be fixed by cleaning, we say so before you book.

We clean, you check it

Truck-mounted extraction, dry in 2–4 hours. If you’re not happy with an area we cleaned, we come back and re-clean it.

Questions we get every week

How much will it cost?
Carpet cleaning starts at $199 for three areas, all-inclusive — that covers equipment, labor, rinse chemistry, light furniture moving and drying management. One or two areas, or five and above, are quoted individually. Upholstery starts from $125 for a loveseat. You’ll have the real number before we book.
How long until I can walk on it?
Carpets and upholstery are typically dry in 2–4 hours. Companies advertising one-hour drying are usually using low-moisture methods, which don’t extract as deeply. We’d rather be honest about the tradeoff.
Do you clean my type of sofa?
We clean synthetic fabrics — polyester, microfiber, olefin, nylon and most synthetic blends. We don’t clean leather, wool, linen, silk, velvet, viscose or rayon, and we’ll tell you that before you book rather than after. Check the manufacturer’s code tag if you’re unsure, or send us a photo of it.
Do you serve my area?
We run daily routes across 230+ Maryland cities from our Owings Mills base, covering Baltimore, Howard, Harford, Montgomery, Prince George’s, Anne Arundel and Calvert counties. If you’re near the edge of that, call and ask — we’ll tell you straight.
Are you insured?
Yes — Xtreme Cleans LLC is a licensed Maryland LLC carrying a $4 million ERIE liability policy covering general liability and workers’ compensation. Property managers can request a certificate of insurance by email.
Is it safe around children and pets?
We clean with Green Seal GS-37 certified chemistry — an independent environmental certification, not a self-declared “eco-friendly” label. Once the carpet is dry, the area is ready for normal use.
