What does commercial carpet cleaning cost in Maryland?

Four factors move the rate: total square footage, traffic level, whether furniture must be moved, and whether the work runs during or outside business hours. Contracted accounts are quoted per square foot; one-time cleans are quoted per visit.

There is no job minimum, and that is worth saying plainly. Most commercial cleaners set a square-footage floor and do not publish it, so a property manager with a single 800 sq ft suite has usually been turned away before the conversation starts. We do not have a floor. A small suite is a job we will quote and take.

$0.30 per square foot is not the cheapest rate in Maryland and it is not meant to be. It buys truck-mounted extraction at 220°F rather than a portable unit, Green Seal GS-37 certified chemistry, a 2 to 4 hour dry time instead of a floor that is damp the next morning, $4M of liability cover, and a company that has cleaned more than 900 buildings since 2014. A cheaper quote is usually a smaller machine and a longer drying time, and on a commercial floor the drying time is the part that costs you.

Three pricing models are available depending on how you buy: per square foot for contracted accounts on a recurring schedule, per visit for one-time or reactive cleans, and per contract where a fixed annual scope covers an agreed number of visits. How often should commercial carpet be cleaned?

High-traffic commercial carpet requires professional cleaning every 3 to 6 months. Moderate-traffic offices need cleaning every 6 to 12 months. Entrance areas and corridors need quarterly attention regardless of overall building traffic, because most soil enters within the first 15 feet of a doorway.

Interim vacuuming does not change these intervals — it extends the life of the fibre between cleans, but it does not remove the bonded soil that grinds the pile down. Carpet that is cleaned on schedule lasts materially longer than carpet that is cleaned when it starts to look dirty, because by the time soil is visible the abrasion has already happened.

What insurance and certifications does a commercial cleaner need?

A commercial cleaner working in your building should carry general liability cover and be able to produce a certificate of insurance naming your property. Xtreme Cleans holds a $4M ERIE liability policy and will issue a certificate of insurance on request before work begins.

On chemistry, our cleaning solutions are Green Seal GS-37 certified — an independent environmental standard covering the product’s toxicity and its impact on indoor air. For a facilities manager that matters for two practical reasons: occupant complaints after a clean are usually a chemistry problem, and GS-37 products support green building and procurement requirements without a separate submission.

What we do not do

So nobody is quoted for work we cannot deliver: we do not provide janitorial or day-porter services, window cleaning, pressure washing or soft washing. We are a floor and surface care company — carpet, upholstery and hard-surface floors. If you need a full janitorial contract we are not the right vendor, and we would rather say so now than at a walkthrough. We do also clean tile and grout and upholstery, which can be added to the same contract.

How does hot water extraction work on commercial carpet?

An alkaline pre-spray at pH 9–10 is applied and left to dwell, breaking the bond between bonded soil and the fibre. Truck-mounted equipment then rinses at 220°F and up to 500 PSI with over 150 inches of vacuum lift, followed by an acid rinse at pH 3–5 so no residue is left behind.

The residue point is the one that matters most on a commercial floor. A cleaning method that leaves detergent in the pile leaves a tacky film, and that film attracts soil faster than the carpet did before it was cleaned — which is why some floors look worse six weeks after a clean than they did before. The acid rinse neutralises the pre-spray and the truck-mounted vacuum removes it, so the pile is left clean rather than merely brightened.
