What does carpet cleaning cover in Fort Washington?

Xtreme Cleans carpet cleaning in Fort Washington is a 4-step hot water extraction service for wall-to-wall carpet and stairs: an inspection, pre-treatment worked in by brush, truck-mounted extraction, and a finish of grooming, deodorizer and air movers.

The process is often called steam cleaning, though the work is done by hot water and suction. Solution is pushed into the pile and pulled back out in the same pass, carrying the loosened soil with it, while the machine itself stays in the van outside.

Walk the rooms first: fiber type, traffic lanes, spots and any pet damage.
Pre-spray the soil and scrub it loose with a counter-rotating brush.
Rinse and recover with the truck-mounted extractor; only the hoses come indoors.
Set the pile, deodorize and place air movers so the carpet dries quickly.

Most carpet cleaned in Fort Washington is in single-family homes and townhomes dating from the 1960s–1990s: bedrooms, family rooms and stairs laid wall to wall. Cleaning products are Green Seal GS-37 certified, an outside standard covering toxicity and volatile organic compounds. Nylon, polyester, olefin and berber loop are cleaned in one visit, and the hot water extraction method is explained step by step.

How much does carpet cleaning cost in Fort Washington?

Carpet cleaning in Fort Washington costs $199 for 3 areas with Xtreme Cleans, the same price as everywhere else in Prince George's County. It covers pre-treatment, brush agitation, truck-mounted extraction, deodorizer and drying; stairs and pet-urine treatment are quoted separately.

Job	Price
3 areas (pre-treatment, brush scrub, extraction, deodorizer, drying)	$199
1–2 areas, or 5 or more areas	Written quote
Stairs	Per flight, quoted
Pet-urine treatment	Quoted separately
Loveseat · sofa · sectional, same visit	$125 · $149 · $249

Pet-urine treatment uses Bio Release, an enzyme and bacterial digester made by Bridgepoint Systems, and it is priced on top of the 3-area package. No deposit is taken, and nothing is added at the door without your agreement.

The quote is built from the number of areas, never from square footage. A sofa or sectional can be added at the per-piece rates on upholstery cleaning in Fort Washington; the full carpet cleaning price breakdown explains the rest.

How long does carpet cleaning take to dry in Fort Washington?

Carpet cleaned by Xtreme Cleans in Fort Washington is dry in 2 to 4 hours. The truck-mounted unit pulls most of the rinse water back out in the same pass; rental and portable machines typically leave carpet damp for 6 to 12 hours.

A 3-area job usually means 1 to 2 hours on site, scaling up with more areas or deeper soil, and the technician arrives inside a stated time window. In a Prince George's summer, warm, damp air takes up moisture slowly; air conditioning or fans after the clean bring the time down, as what to expect from carpet drying in humid weather explains. Professional and rental cleaning compared shows where the extra damp comes from.

So much for the work itself. The rest of this page covers Fort Washington coverage, the usual reasons to book, and the steps to get a date.

Why do Maryland homeowners in Fort Washington book carpet cleaning?

Homeowners in Fort Washington book carpet cleaning for 4 reasons: traffic lanes a vacuum no longer lifts, pets, allergies and moving. The Carpet and Rug Institute puts the professional cleaning interval at 12 to 18 months; pets and heavy traffic shorten it.

Carpet in Fort Washington's single-family homes and townhomes takes a full Maryland year: tree pollen in spring, humidity that keeps fibers damp through summer, and de-icing salt tracked in all winter. Stairs and the path from the front door show it first.

A stubborn spot on a 20-year-old carpet

The problem: Carpet cleaning across all the rooms, plus one spot at the foot of a recliner on a 20-year-old carpet.
The result: The spot came out cleaner than expected on the first pass, and better after a second.

“Xavier arrived at the beginning of the stated time window and went to work right away. […] I asked him to clean one small area again when he finished all the rooms; he didn’t hesitate to do it. It’s a spot at the foot of a recliner on a 20 year old carpet, and he got it cleaner than expected in the first attempt. It was even better after the second pass. […] As a real estate agent, I will not hesitate to recommend Xtreme Cleans to clients!”

Trustindex verifies that the original source of the review is Google. Xavier arrived at the beginning of the stated time window and went to work right away. He was very professional and focused on his work. He did an excellent job cleaning the carpets. I asked him to clean one small area again when he finished all the rooms; he didn’t hesitate to do it. It’s a spot at the foot of a recliner on a 20 year old carpet, and he got it cleaner than expected in the first attempt. It was even better after the second pass. He also made sure to ask if I’d like to inspect all areas to ensure they were cleaned to my satisfaction, which they all were. He politely explained that an invoice would be sent via text, to be followed by this rating/survey request. I am very happy to complete this for both Xavier and Xtreme Cleans. Their communication throughout the process was excellent, including arrival time expectations. We will 100% use Xtreme Cleans again for any services they offer that we need. We tipped Xavier a well earned 20% cash tip. As a real estate agent, I will not hesitate to recommend Xtreme Cleans to clients!
