In Damascus, carpet cleaning from Xtreme Cleans means hot water extraction powered by a truck-mounted unit parked outside, applied to wall-to-wall carpet and stairs. Each visit follows 4 steps: inspect, pre-treat and brush, extract, then groom, deodorize and dry.
Hot water extraction is the method most people call steam cleaning. Heated water and cleaning solution go into the pile and come straight back out under vacuum in the same pass, so loosened soil leaves the carpet instead of sinking toward the pad.
Most carpet cleaned in Damascus is in single-family homes and townhomes dating from the 1960s–2000s: bedrooms, family rooms and stairs laid wall to wall. Cleaning products are Green Seal GS-37 certified, an outside standard covering toxicity and volatile organic compounds. Nylon, polyester, olefin and berber loop are cleaned in one visit, and the hot water extraction method is explained step by step.
Carpet cleaning in Damascus costs $199 for 3 areas with Xtreme Cleans, the same price as everywhere else in Montgomery County. It covers pre-treatment, brush agitation, truck-mounted extraction, deodorizer and drying; stairs and pet-urine treatment are quoted separately.
| Job | Price |
|---|---|
| 3 areas (pre-treatment, brush scrub, extraction, deodorizer, drying) | $199 |
| 1–2 areas, or 5 or more areas | Written quote |
| Stairs | Per flight, quoted |
| Pet-urine treatment | Quoted separately |
| Loveseat · sofa · sectional, same visit | $125 · $149 · $249 |
Pet-urine treatment uses Bio Release, an enzyme and bacterial digester made by Bridgepoint Systems, and it is priced on top of the 3-area package. No deposit is taken, and nothing is added at the door without your agreement.
The quote is built from the number of areas, never from square footage. A sofa or sectional can be added at the per-piece rates on upholstery cleaning in Damascus; the full carpet cleaning price breakdown explains the rest.
Damascus carpet is ready to walk on 2 to 4 hours after an Xtreme Cleans visit, because truck-mounted extraction recovers most of its rinse water. A rental or portable machine typically leaves the same carpet damp for 6 to 12 hours.
A 3-area job usually means 1 to 2 hours on site, scaling up with more areas or deeper soil, and the technician arrives inside a stated time window. In a Montgomery summer, warm, damp air takes up moisture slowly; air conditioning or fans after the clean bring the time down, as what to expect from carpet drying in humid weather explains. Professional and rental cleaning compared shows where the extra damp comes from.

Damascus households book carpet cleaning when traffic lanes stop responding to a vacuum, when pets or allergies make floor soil a health question, and before a move. The Carpet and Rug Institute recommends a professional clean every 12 to 18 months.
In single-family homes and townhomes built in the 1960s–2000s, the stairs and the route from the front door usually show wear first. Maryland's seasons add to it: spring pollen settles into the pile, summer humidity keeps it damp, and winter road salt comes in on shoes.
