The same carpet, photographed before and after one truck-mounted clean.
Xtreme Cleans carpet cleaning in Annapolis is a 4-step hot water extraction service for wall-to-wall carpet and stairs: an inspection, pre-treatment worked in by brush, truck-mounted extraction, and a finish of grooming, deodorizer and air movers.
Most people know the method as steam cleaning. The wand injects heated water and solution into the fibers and recovers it under vacuum in one stroke, lifting soil out rather than rinsing it deeper into the backing. Shaw Floors, a major carpet manufacturer, recommends hot water extraction for professional cleaning.
Most carpet cleaned in Annapolis is in single-family homes dating from the 1960s–1990s: bedrooms, family rooms and stairs laid wall to wall. Every solution used is Green Seal GS-37 certified, a third-party standard for lower-toxicity cleaning products. The same visit covers nylon, polyester, olefin and berber loop carpet. For the full sequence, read our hot water extraction guide.
In Annapolis, 3 areas of carpet cost $199. The price includes pre-treatment, brush agitation, truck-mounted extraction, deodorizer and drying with air movers; stairs and pet-urine treatment are quoted separately, so the written quote lists each line before booking.
| Job | Price |
|---|---|
| 3 areas (pre-treatment, brush scrub, extraction, deodorizer, drying) | $199 |
| 1–2 areas, or 5 or more areas | Written quote |
| Stairs | Per flight, quoted |
| Pet-urine treatment | Quoted separately |
| Loveseat · sofa · sectional, same visit | $125 · $149 · $249 |
Pet-urine treatment uses Bio Release, an enzyme and bacterial digester made by Bridgepoint Systems, and it is priced on top of the 3-area package. No deposit is taken, and nothing is added at the door without your agreement.
The quote is built from the number of areas, never from square footage. A sofa or sectional can be added at the per-piece rates on upholstery cleaning in Annapolis; the full carpet cleaning price breakdown explains the rest.
Expect 2 to 4 hours of drying in Annapolis after truck-mounted extraction by Xtreme Cleans. Rental and portable machines recover less of their own water, which is why they commonly leave carpet damp for 6 to 12 hours.
A typical 3-area visit takes 1 to 2 hours on site, longer with more areas or heavier soil, and arrival is set as a time window rather than an open day. Humid Maryland summers slow evaporation, so running central air or ceiling fans after the visit shortens the wait; Maryland carpet drying times covers a humid month in detail. Why a rental machine leaves more water behind is compared in professional versus rental carpet cleaning.

Four triggers bring most Annapolis bookings: darkened traffic lanes, pets, allergies and a move in or out. The Carpet and Rug Institute sets the professional cleaning interval at 12 to 18 months, and busy or pet homes need it sooner.
In single-family homes built in the 1960s–1990s, the stairs and the route from the front door usually show wear first. Maryland's seasons add to it: spring pollen settles into the pile, summer humidity keeps it damp, and winter road salt comes in on shoes.
The business is family-owned, trading since 2014, insured to $4M through ERIE, with 900+ buildings cleaned. Its 700+ five-star reviews span Google, Facebook, Yelp and Nextdoor; on Google it holds 4.9 from 357 reviews. A 100% satisfaction guarantee covers a re-clean of any area you are not happy with.
