The same carpet, photographed before and after one truck-mounted clean.
In Abingdon, carpet cleaning from Xtreme Cleans means hot water extraction powered by a truck-mounted unit parked outside, applied to wall-to-wall carpet and stairs. Each visit follows 4 steps: inspect, pre-treat and brush, extract, then groom, deodorize and dry.
Hot water extraction is the method most people call steam cleaning. Heated water and cleaning solution go into the pile and come straight back out under vacuum in the same pass, so loosened soil leaves the carpet instead of sinking toward the pad.
Housing in Abingdon is mostly single-family homes and townhomes, built largely in the 1960s–1990s, and in those homes the carpet usually sits in bedrooms, family rooms and on the stairs. The solutions carry Green Seal GS-37 certification, an independent standard that limits toxicity and volatile organic compounds in cleaning products. Nylon, polyester, olefin and berber loop carpet are all handled on the same visit. Each stage is set out in how hot water extraction cleans carpet.
Xtreme Cleans charges $199 for 3 areas of carpet in Abingdon. Pre-treatment, brush agitation, truck-mounted extraction, deodorizer and air-mover drying are in that price, while stairs and pet-urine treatment are quoted separately in writing before work starts.
| Job | Price |
|---|---|
| 3 areas (pre-treatment, brush scrub, extraction, deodorizer, drying) | $199 |
| 1–2 areas, or 5 or more areas | Written quote |
| Stairs | Per flight, quoted |
| Pet-urine treatment | Quoted separately |
| Loveseat · sofa · sectional, same visit | $125 · $149 · $249 |
Where pets have soaked the carpet, the treatment is Bio Release from Bridgepoint Systems, an enzyme and bacterial digester, quoted as its own line before the visit. There is no deposit, and nothing is added on the day without your agreement.
The quote is built from the number of areas, never from square footage. A sofa or sectional can be added at the per-piece rates on upholstery cleaning in Abingdon; the full carpet cleaning price breakdown explains the rest.
Expect 2 to 4 hours of drying in Abingdon after truck-mounted extraction by Xtreme Cleans. Rental and portable machines recover less of their own water, which is why they commonly leave carpet damp for 6 to 12 hours.
The crew is typically on site for 1 to 2 hours on a 3-area job, longer for more areas or heavier soil; the arrival itself is booked as a time window. Maryland humidity is the main thing that stretches drying, and central air or a couple of fans offsets it, as set out in carpet drying in a Maryland summer. The water a rental machine leaves behind is the subject of which cleans better, professional or rental.

Four triggers bring most Abingdon bookings: darkened traffic lanes, pets, allergies and a move in or out. The Carpet and Rug Institute sets the professional cleaning interval at 12 to 18 months, and busy or pet homes need it sooner.
In single-family homes and townhomes built in the 1960s–1990s, the stairs and the route from the front door usually show wear first. Maryland's seasons add to it: spring pollen settles into the pile, summer humidity keeps it damp, and winter road salt comes in on shoes.
